On exclusive Copse Hill, within easy walking distance of Wimbledon Village and the iconic Common, and just a short drive from the All England Lawn Tennis & Croquet Club, where the world’s most famous tennis championship is annually held, an ultra-contemporary detached five-bedroom five-bathroom eco-house, with outdoor pool and separate garden studio, is for sale for £4.5million with DEXTERS.

The glamorous, sustainably built home, which flows over three main storeys and more than 4,000 sq ft of living space, has form as an elite sports star’s residence, once rented as a family home by a Premier League footballer. With large houses in and around this location highly sought-after during June and July for short rentals by tennis players, their families and entourages, Copse Hill could make the perfect match.

With its secure gated entrance, carriage driveway with room for four cars, five bedrooms, five bathrooms and extensive outdoor space, plus a 10-metre swimming pool and garden studio housing a state-of-the-art gym, it could be rented out for about £22,000 per calendar month.

Since it was completed in 2017, the result of an exacting two-and-a-half-year build and design project, Copse Hill has, however, largely served as a much-loved family home. Its creators and owners, a pair of financiers originally from New Zealand, had been living in a 1920s home nearby, but had dreamed of building an architecturally exciting house on the well-heeled street, which has a mix of period and modern homes.

Inspired by modernist Antipodean waterside homes, and built under the guidance of project manager James Squirrell, who now runs JBS Development Solutions, the contemporary living space sits behind a striking façade of white concrete, glass and granite, with copper detailing under the eaves.

Beyond, a triple-height hallway soars, with a huge granite feature wall. Through to the home’s centrepiece, a stunning 35 ft. 2 in. by 30 ft. 9 in. open-plan area is divided into zones for cooking, dining, entertaining and relaxing. Pale taupes and engineered wood flooring feature throughout, with 10 metre-wide bifold doors opening on to a large patio and then onto the strikingly landscaped garden, illustrating the home’s equal emphasis on indoor and outdoor living.

A curved pathway planted with creeping thyme leads to the first terrace, complete with grass lawn, tiled barbeque area (connected to mains gas so no need for fiddly bottles) and outdoor fire area. Here, the 21 ft. by 16 ft. 10 in. garden room is equipped as a gym and yoga studio, but with a kitchenette, shower room and dishwasher, could also be used as further accommodation. Up on the second raised terrace, there is a 10-metre swimming pool, discreetly child-safe with stylish fencing and pool cover, and plenty of space for several sun loungers.

Inside, up on the first floor, the clean lines and pale colourways on show on the ground floor have been carried through, creating a luxuriously cohesive whole. The huge principal bedroom suite, completed by a bathroom and dressing area, has a 66 sq. ft. Juliette balcony overlooking the garden. On the second floor, there are a further two bedrooms, each with their own sleek, minimalist-style bathroom.

Practical additions that ensure Copse Hill is an effortlessly comfortable home include a back-up tank behind the pool house, providing good water pressure in all five bathrooms simultaneously, softened water on the first and second floors, and a Savant home automation system controlling heating, lighting and music.

Its owners have now put their home on the market as they plan to return to their native New Zealand, and have left plenty of scope for the new residents to put their own stamp on the property – especially if they have a passion for entertaining and outdoor living. In the scullery for example, a gas connection would allow a gas hob to be fitted as a second, catering kitchen, keeping cooking smells out of the entertaining area. Attached to the home on the ground floor is a garage and study, which could easily be converted into a single, formal dining space serviced by the scullery kitchen.

Copse Hill, known for its large family houses, is extremely sought after for its proximity to Wimbledon Village, Wimbledon Common and central London, just 10 miles away, presenting the perfect blend of elements of both country and city living. The tennis championship might be the most famous event in the area’s calendar, but Wimbledon has constant, year-round appeal, with designer boutiques, historic pubs, excellent eateries and farmers’ markets, plus museums and theatres.

Simon Avigdor, Director at DEXTERS (Wimbledon) says: “Fit for a Wimbledon tennis champion, this extraordinary architect-designed detached home on Copse Hill is a complete one-off, incorporating high-spec materials blending seamlessly with state-of-the art design and architecture, and flowing over more than 4,000 sq. ft. of space. Every last detail has been handpicked by its creator-owners, with equal attention given to both indoor and outdoor living.

“With easy access to Wimbledon Village and Common, the area is perennially popular with families looking for spacious family homes and large gardens that still have excellent access to central London. Rented in the past to a Premier League footballer, Copse Hill has the potential to be a highly successful short-term let during the annual Wimbledon tennis championship, when players and their entourages are looking for luxurious homes close to Centre Court, and could fetch in the region of £22,000 per calendar month.”

Copse Hill is extremely well connected, with easy access to central London, just 10 miles away, via the A3. Raynes Park mainline rail station is just over a mile away, from where it takes 23 minutes into London Waterloo. It is also a short distance from several Underground stations including Wimbledon (District, Tram), Wimbledon Park (District) and South Wimbledon (Northern).

The house on Copse Hill is available to buy for £4.5million. For further information or to arrange a viewing, please contact DEXTERS Wimbledon on Tel: 020 8545 8580, or visit dexters.co.uk.
