Galliard Homes and Acorn Property Group are delighted to launch the marketing suite at Brooks Dye Works, the £40m transformation of a historic dyeworks into contemporary new homes in St Werburghs, Bristol. Providing 79 contemporary homes centred around the factory’s iconic nineteenth-century chimney, the former dyeworks is being transformed into a new community, with the marketing suite giving prospective buyers the chance to learn more about the new homes available.
Brooks Dye Works is the redevelopment of a historic dye and laundry works, a Victorian family-owned factory that ran for 135-years. Alongside launching the marketing suite, the developers are offering a £10,000 discount for any key worker buying at Brooks Dye Works, and have already confirmed seven sales to customers using the discount in the past few weeks.
The former dye works is undergoing extensive regeneration to offer two, three, and four bedroom contemporary homes, each with private outside space, and improved access to the neighbouring park. The 523 sq. ft. marketing suite follows new COVID-19 safety procedures, with a fully-fitted show kitchen and bathroom showcasing the high-specification every home will have. The marketing suite also provides space for buyers to talk with a dedicated sales agent about elements of the scheme, and is available to visit by appointment.
Following the first release of homes, the developers reveal that in the past few weeks, they have agreed eleven sales at the scheme, with over half of these using the £10,000 key worker discount. The discount can be used by any buyer who qualifies on the Government’s key worker list, and can be used for any property purchase at the site; it can also be used in conjunction with the Government-backed Help to Buy scheme for even greater savings.
Construction led by Halsall Construction Ltd began on the scheme last year, and there will be a limited amount of two-bedroom houses and a mixture of three and four homes, all set amongst landscaped gardens. The homes will have open-plan living with a flexible design and a high-quality specification, and each home will have allocated parking or a private garage, with further visitor parking available.
For buyers who reserve their property early, there is the opportunity to tailor aspects of their new home, including the kitchen units, choice of floor covering and tile colour. Designer built-in kitchens will be by Magnet and come with integrated appliances from leading luxury appliance manufacturer Smeg. The new homes use renewable timber frame construction, and sustainable features include smart meters, a sustainable drainage system, double-glazed argon gas filled windows to maximise each home’s insulation and secure cycle storage. The majority of homes on the first phase also feature PV panels and electric charging points.
Galliard Homes and Acorn Property Group highlight that now is the ideal time to purchase at Brooks Dye Works using the Government’s Help to Buy scheme, available on selected homes only, before the regional cap is brought into place next Spring. In addition, the recent Stamp Duty ‘holiday’ threshold means there will be no Stamp Duty to pay on any of the homes in the first phase.
Robin Squire, Regional Managing Director at Acorn Property Group’s Bristol Office said, “Following the initial release of homes at Brooks Dye Works this Spring, we are delighted to launch our marketing suite, which follows careful COVID-19 compliant safety procedures. The marketing suite showcases the high-quality specification on offer and helps to bring the scheme to life.
“In the past few weeks, we have agreed nine sales with five of those using our £10,000 key worker discount which demonstrates the high demand for these family homes. We encourage anyone who wants to learn more about Brooks Dye Works to book an appointment to visit the marketing suite and meet with a member of our sales team.”
David Galman, Sales Director at Galliard Homes said, “Brooks Dye Works is an exciting scheme which is transforming the former factory site, providing sought-after family homes with outside space in the heart of a vibrant community.
“The recently announced Stamp Duty holiday, combined with the Government’s Help to Buy scheme, as well as the £10,000 discount for key workers, means there are a number of money-saving opportunities for people wanting to secure their dream home at Brooks Dye Works. Every home at the scheme will have private outside space, and this is increasingly a priority for buyers, as well as spacious open-plan design and a high-quality specification throughout.”
Melanie Fernandes, New Homes Manager at Ocean estate agents added, “The opening of the marketing suite at Brooks Dye Works is a fantastic opportunity for buyers to visit the site, speak to the sales team and learn more about the high-quality homes on offer.
“The marketing suite also provides a fully-fitted bathroom and kitchen which really helps bring the scheme to life for buyers, especially for those who reserve early and will have the opportunity to tailor aspects of their homes such as the kitchen units and tile colour. We have seen high levels of interest since the first homes were released and we anticipate the opening of the marketing suite to increase this further.”
Brooks Dye Works is located in St. Werburghs, a vibrant district of Bristol, just 1.5 miles from the city centre. St. Werburghs offers independent restaurants, organic eateries, boutique shops and a lively urban art scene within walking distance of the development.
